Harrogate is a comfortable drive from our base in Menston, near Ilkley, and we cover the town and its surrounding villages regularly, the Duchy estate, Bilton, Starbeck and Pannal, along with nearby Knaresborough and Ripley. It's a town built largely in the Victorian and Edwardian spa era, and that shows in the housing: elegant stone and brick villas with high ceilings and generous hallways, terraces close to the town centre, and later interwar and post-war housing on the outskirts.
A good number of Harrogate's best streets sit within conservation areas, and a fair few individual buildings are listed, which changes how we approach a job. We don't treat every period property the same way; a Duchy estate villa with an intact Victorian hallway floor is a different proposition to a 1930s semi in Bilton, and we say so honestly at survey stage rather than offering a one-size answer.
The work we're asked for most in Harrogate tends to be kitchen and bathroom renovations in Victorian and Edwardian villas where owners want a contemporary, low-maintenance floor that still respects the character of the house; wet rooms and en suites in family homes around Pannal and Starbeck, and the occasional commercial project, a café, spa treatment room or independent shop, where Harrogate's town-centre footfall calls for a hardwearing, easy-clean surface that still looks the part.
Beyond the town itself, we regularly work in Knaresborough, with its steep riverside streets and mix of period cottages and newer estates, and in Pannal and Follifoot, where family homes tend to be extending kitchens, utility rooms and bathrooms rather than restoring period features. That range means we're used to moving between very different jobs in the same week, pricing each one on its own merits rather than a standard rate, and explaining clearly what each specific building needs before any figure is agreed.
