Property types and layout
Kirkland and Highgate are two of the most distinctive parts of Kendal, with narrow limestone townhouses, tucked-away yards and steep internal stairs that all affect how a floor is laid and how materials get in and out. Further from the centre, more modern housing and holiday developments bring simpler, larger floor areas but their own access and timing considerations, especially where a property is mid-changeover between guests.
We treat each layout individually; a Highgate terrace and a riverside holiday apartment need different planning even though both might end up with the same microcement finish.
Climate, rainfall and damp
Kendal, like the rest of Cumbria, sees high rainfall, and its position on the River Kent adds flood risk to the usual damp considerations. Ground-floor rooms near the river need particular care: any finish has to be considered alongside the property's flood history and how the room copes if water does get in, and damp-proofing and tanking are checked and, where needed, addressed by other trades before we start.
Entrance halls and boot rooms across the town also take a battering from wet-weather visitors heading to and from the Lakes, so sealing is specified for grit and standing moisture rather than a light domestic spec.
Building age and limestone construction
Central Kendal's limestone townhouses are often several hundred years old, and their ground floors can be uneven, patched or laid directly onto the ground with no membrane. We survey these properties carefully, because a seamless floor needs a stable, sound substrate to bond to, and older stone floors sometimes need levelling work before that's achievable.
Where preparation is needed, we say so clearly at the quote stage and coordinate with the trade doing that work, rather than laying a finish over a floor that isn't ready and risking cracking later.
Access, narrow lanes and travel
Kendal's town-centre streets, yards and alleyways around Kirkland and Highgate can be genuinely tight for a van, and parking near the centre gets busy, particularly in tourist season. We plan deliveries and access at the quote stage so equipment and materials get in without delay on installation day.
As with our Windermere work, we plan the journey from Menston, near Ilkley, carefully, often coordinating visits across both towns where the timing allows, and we're clear from the first call about how travel affects scheduling.
