What resin flooring is, and where it earns its keep

Resin flooring is a liquid-applied, seamless floor finish that cures to a hard, continuous surface bonded to the slab beneath it. Unlike microcement, which is chosen mainly for its appearance, resin is chosen first for performance: abrasion, impact, wheeled traffic, chemical and oil resistance, and a surface that can be washed down rather than swept around joints.

It belongs in domestic garages, workshops and utility spaces, and in commercial and light industrial settings, trade counters, unit floors, storage areas, plant rooms, retail and showroom floors, studios and back-of-house areas. Wherever a floor takes vehicles, trolleys, pallet movement, dropped tools or regular wash-downs, resin outlives a decorative finish.

The usual trigger is a slab that has had enough: dust coming off bare concrete, oil soaked into the surface, tired paint flaking under tyres, or a unit being fitted out where the floor needs to be sealed and cleanable before racking and equipment go in. Getting it done before fit-out is always cheaper than working around installed plant later.

Resin bonds to what it is applied to, so moisture, contamination, laitance and movement have to be dealt with, and preparation such as screeding, levelling and damp-proof membranes is carried out by other trades before we arrive.

What it costs to get wrong

A failed resin floor takes the whole space out of use

The classic resin failure is adhesion. Applied over a slab that is damp, oil-contaminated, dusty or still has laitance on it, resin lifts, sometimes in weeks. When that happens the floor has to come off before a new one goes on, and in a working garage, workshop or unit that means clearing racking, vehicles, benches and stock a second time. The lost trading or working time usually costs more than the floor did.

Bare or painted concrete has its own slower cost. Dust rises off an unsealed slab onto tools, stock and vehicles; oil and coolant soak in and cannot be cleaned out; and floor paint under tyres peels in exactly the traffic lanes you use most. A porous slab also holds spills instead of releasing them, which is a housekeeping and safety issue as much as a cosmetic one.

The mistake nearly everybody makes is buying on a headline square-metre price with preparation left vague. Preparation is most of the job on a resin floor, and a price that assumes a perfect slab is not a real price. We survey the slab, tell you what it needs, and quote one fixed figure for the work so the number cannot creep once the space is emptied.

Coating oil- or coolant-contaminated concrete without dealing with the contamination first.

One price in writing for the whole job, naming the system, the finish and any preparation other trades must complete first, such as levelling or a damp-proof membrane. Quotes are free.

System, colour and slip finish agreed

We agree the resin system, colour and slip resistance for the traffic and cleaning regime. A 45% deposit covers materials and secures your dates.

Preparation, priming and application

The floor is mechanically prepared, primed and the resin system applied in coats, with each given the cure time the manufacturer specifies before the next.

Cure, checks and handover

We confirm when the floor can take foot traffic and when it can take vehicles or racking, walk it with you and cover cleaning. Workmanship is guaranteed for one year.

In detail

Slabs, systems and finishes in detail

Resin is a performance floor, so the specification follows the use. This is what we check, what we install, and where microcement is the better answer.

What the slab has to be

Resin needs a sound, clean, dry, contamination-free slab with the surface mechanically prepared so the primer can key into it. Moisture is the first thing we look at, because a slab without an effective damp-proof membrane will push moisture into a bonded coating. Oil and coolant contamination, old failing coatings, laitance, cracking and movement joints all have to be assessed before anything is specified.

Screeding, levelling and damp-proof membranes are carried out by other trades before we arrive. We identify what is required at the survey and put it in writing with the quote so it can be programmed and dried out. It is the least glamorous part of the job and by far the most decisive.

Where resin is the right call, and where it is not

Choose resin for garages, workshops, utility and plant spaces, storage and stock areas, trade counters, commercial units, back-of-house areas and any floor facing vehicles, trolleys or frequent wash-down. It is also the sensible answer where a floor must be easy to hose and where chemical or oil exposure is routine.

Choose microcement instead where the brief is primarily how a room looks, kitchens, living spaces, bathrooms, hallways, showrooms and retail interiors where a decorative seamless surface with the character of polished concrete is the point. We install both, so the recommendation follows the room rather than what we would rather sell. We install resin on floors only, not walls.

Finishes, colours and detailing

Resin can be finished smooth, lightly textured or with aggregate broadcast into it for higher slip resistance, in a range of colours and levels of sheen. Coving at wall junctions, upstands, bay markings, edges and thresholds are all part of the detailing on a commercial floor, and they are specified alongside the system rather than added afterwards.

Movement joints in the slab have to be respected and carried through the finish where required, resin that is run straight over a working joint will crack along it. That is a specification decision made at survey stage, not a site improvisation.

Domestic garages and commercial units

In homes, resin most often goes into garages that are becoming gyms, workshops, utility spaces or genuinely used car storage. The brief there is a dust-free, wipeable floor that takes tyres, jacks and dropped tools, in a colour that lifts a dark space. Because resin is thin and bonded, it does not affect door clearances the way a new screed would.

In commercial and light industrial spaces the priorities are traffic, cleaning regime and downtime. We survey how the space is loaded, pallet trucks, racking, vehicle movement, wash-down frequency, and specify to that, then programme the work to keep closure as short as the cure times allow. Fit-outs are always easier and cheaper to floor before equipment and racking go in.

How much does resin flooring cost?+

We quote one fixed price for the job rather than a headline square-metre rate, because preparation is most of the work and it varies with the slab. Quotes are free, and a 45% deposit covers materials and secures your dates once you go ahead.

How long does a resin floor take, and when can I drive on it?+

Each coat has a manufacturer-specified cure time, and foot traffic is allowed before vehicle loading. We confirm the working days, the dates and both traffic times in writing with the quote so you can plan the space around it.

Can resin go over my existing concrete or painted floor?+

Over sound concrete, usually yes, once it has been mechanically prepared and primed. Existing coatings, oil contamination and moisture all have to be assessed first, we survey the slab before quoting and tell you plainly what it needs.

Do you handle damp-proof membranes and levelling?+

No. Screeding, levelling and damp-proof membranes are carried out by other trades before we arrive. We set out exactly what is required at the survey so it can be arranged, and we only install onto a slab that is ready.

Will it lift or peel?+

Adhesion failures come from moisture, contamination or inadequate preparation, which is why we check for all three before quoting and prepare and prime the slab mechanically rather than coating it as it stands.

Is resin flooring slippery?+

It is specified to suit the space. A showroom or retail floor, a workshop and a wet plant area each need a different level of slip resistance, achieved through the finish and aggregate, and we agree that with you before we start.

Can you do resin walls too?+

No, we install resin flooring on floors only. For seamless walls and feature surfaces we use microcement, which is what those systems are designed for.

How long will a resin floor last?+

Correctly prepared and specified for its use, resin is a long-term industrial-grade finish rather than a coating you refresh every year. Traffic lanes take the most wear, and a resin floor can be maintained and recoated where it is worked hardest.

How do I clean it?+

Sweep or vacuum the grit, then mop or wash down with a pH-neutral cleaner. Avoid strong solvents and aggressive degreasers unless the system is specified for them. We cover cleaning at handover.
